KnowMyLoan — Terms of Use

Effective date: July 7, 2026 · Version 2.0

v2.0 adds: named data sources and neutrality statement (§2), loan-officer subscriptions pointer (§5), waitlist (§6). v1.0 was effective June 30, 2026.

These Terms govern your use of the KnowMyLoan website and tool (the “Service”), operated by Know My Loan LLC (“KnowMyLoan,” “we,” “us”). By using the Service, you agree to these Terms. If you do not agree, do not use the Service.

1. What the Service is — and is not

KnowMyLoan is an educational software tool. You upload a mortgage Loan Estimate and receive a plain-English breakdown of the costs and an optional, directional comparison to public market data. KnowMyLoan is not a lender, is not a mortgage broker, and is not your financial, legal, or tax advisor. Nothing on the Service is:

  • a loan offer, a commitment to lend, a rate quote, or an approval;
  • individualized financial, legal, tax, or mortgage advice; or
  • a guarantee of any rate, term, savings, or outcome.

2. The AI analysis: what it uses, and what it never uses

The breakdown and the comparison are generated by artificial intelligence using only two kinds of input: (a) the Loan Estimate you upload and the scenario answers you provide, and (b) published mortgage-market data — Home Mortgage Disclosure Act (HMDA) data, Optimal Blue Mortgage Market Indices (OBMMI), and pricing adjustments published by Fannie Mae and Freddie Mac.

Nothing else influences the analysis. No lender, broker, advertiser, or other party pays to affect it, and it is not designed to favor any company, product, or outcome. It does not recommend a provider, and it does not advise you to accept or reject any loan.

The comparison is descriptive — it indicates where your costs and rate appear to sit relative to public data for similar scenarios. It is an educational estimate, not advice, a quote, or a guarantee, and it may be incomplete or inaccurate: the AI may misread a document or miscompute, so there is a margin for error. Your actual options depend on a full review by a licensed professional. Do not make financial decisions based solely on the Service.

Any general industry statistic we present (for example, an average figure from a named study about mortgage brokers) is an average from that source, not a prediction or guarantee about your individual loan.

3. Eligibility

You must be at least 18 and located in the United States. You may use the Service only for your own lawful, personal purposes.

4. Brokers are independent

If you opt in to a broker review, the licensed mortgage broker who follows up is an independent third party, not KnowMyLoan and not our agent. The broker whose page you used is the one who invited you there — we do not select, rank, recommend, or match brokers for you, and we never route your information to anyone other than the broker you named in your consent. We provide software to that broker; we are not a party to, and are not responsible for, any communication, advice, loan, or transaction between you and the broker. Any loan you obtain is solely between you and the broker or lender.

5. Loan officers and subscriptions

If you are a licensed loan officer or brokerage using the Service under a paid seat, your subscription is governed by the KnowMyLoan Seat Agreement (available at /seat-agreement), which you accept at checkout. These Terms continue to apply to your use of the Service where not modified by the Seat Agreement.

6. The opt-in, the waitlist, and your consent

The breakdown is free and requires no contact details. If you choose to request a broker review, you provide your contact information and check a consent box naming the broker who may contact you. Consent is not a condition of receiving your breakdown, and you may opt out at any time.

If you join a waitlist for future access (for example, as a loan officer awaiting open seats), we collect the contact details you submit in order to notify you and manage the list. Joining a waitlist creates no subscription and no obligation on either side.

Our handling of your information is described in the Privacy Policy.

7. Your responsibilities

You agree to provide accurate information, to upload only a document you have the right to share, and not to misuse the Service (including no attempts to disrupt, reverse engineer, scrape, overload, automate bulk submissions, or gain unauthorized access).

8. No professional advice

The Service is for general education only and is not a substitute for advice from a licensed mortgage, financial, legal, or tax professional. Consult one before acting.

9. Intellectual property

The Service, its content, and its software are owned by Know My Loan LLC or its licensors and are protected by law. We grant you a limited, personal, non-transferable license to use the Service for its intended purpose. You receive no other rights.

10. Disclaimers

The Service is provided “AS IS” and “AS AVAILABLE,” without warranties of any kind, express or implied, including merchantability, fitness for a particular purpose, accuracy, and non-infringement. We do not warrant that the Service or any analysis will be accurate, complete, current, uninterrupted, or error-free.

11. Limitation of liability

To the fullest extent permitted by law, Know My Loan LLC and its members and providers will not be liable for any indirect, incidental, special, consequential, or punitive damages, or for any lost profits or savings, arising from your use of the Service. Our total liability for any claim will not exceed the greater of the amount you paid us, if any, or US $100.

12. Indemnification

You agree to indemnify and hold harmless Know My Loan LLC and its members and providers from claims arising out of your misuse of the Service or your violation of these Terms or applicable law.

13. Governing law, dispute resolution, and class-action waiver

These Terms are governed by the laws of the State of New Hampshire, without regard to conflict-of-laws rules.

Informal resolution first. Before starting an arbitration, you agree to first contact us at support@knowmyloan.com and give us 30 days to try to resolve the dispute informally.

Binding individual arbitration. If we cannot resolve a dispute informally, you and Know My Loan LLC agree that any dispute, claim, or controversy arising out of or relating to these Terms or the Service will be resolved by binding individual arbitration, rather than in court, except as stated below. The arbitration will be administered by the American Arbitration Association (AAA) under its Consumer Arbitration Rules, and judgment on the award may be entered in any court of competent jurisdiction. You and we each waive the right to a trial by jury.

Class-action waiver. You and we agree that each may bring claims against the other only in an individual capacity, and not as a plaintiff or class member in any purported class, collective, consolidated, or representative proceeding. The arbitrator may not consolidate more than one person’s claims or otherwise preside over any class or representative proceeding.

Exceptions. Either party may (a) bring an individual claim in small-claims court, and (b) seek injunctive or other equitable relief in a court of competent jurisdiction to protect intellectual property or to stop unauthorized access to or misuse of the Service.

30-day right to opt out. You may opt out of this arbitration and class-action-waiver section within 30 days of first accepting these Terms by emailing support@knowmyloan.com with your name and a statement that you opt out of arbitration. Opting out will not affect any other part of these Terms.

Severability of this section. If the class-action waiver is found unenforceable as to a particular claim, that claim (and only that claim) will proceed in court rather than in arbitration; the remainder of this section stays in effect.

14. Changes

We may update these Terms and will post the new effective date and version number. Material changes will be made clear on the Service. Continued use after changes means you accept them.
